January 29, 2015 Listed our home for sale with the Keller Williams Carol Royse Realty Team. The Keller Williams Carol Royse Realty Team advertised on radio that they have over 500 buyers waiting. The Keller Williams Carol Royse Realty Team showed our home only once to a buyer during 5 months and that was to a buyer who specifically told the Keller Williams Carol Royse Realtor that he wanted a 5 bedroom home. When the buyer discovered our home only had 4 bedrooms he reminded the Carol Royse Realtor that he wanted 5 bedrooms and left. So in essence Keller Williams Carol Royse Realty Team never showed our home during the 5 months our home was listed with them.

2/26/15 3:39 pm     Carol called us and sent us via email an offer to buy the house. 3 hours later she informed me that the offer deadline was 10:00 pm that night, the same day we received the offer. I question her on why we were only allowed 5 hours and Carol told me that it was typical to have just a couple hours to review and accept an offer. While reading the offer we discovered that the offer was not to expire the same day as Carol informed us but it was to expire the following night, 2/27/15 at 10:00 pm. On 2/27/15 we made a counter offer to the above offer to buy our home. The counter offer was to expired the next day, 2/28/15, at 1:00 pm. I called on 2/28/15 at 1:00 pm to see if the counter was accepted, went to voicemail, I left a message. Carol did not call me back. I called an hour later she was at her grandson’s baseball game, she acknowledges that she did receive my message to call me back and asked if she could call me back in a couple hours after the game was over.

Keller Williams Carol Royse Realty presented an offer after it had expired. At 1:00 pm on 5/17/15 Carol called stating we had an offer and that she would email it to me shortly. While reading the offer I noticed that the offer had expired that morning at 8:00 am on 5/17/15. The offer had been given to Carol on 5/16/15. I mentioned this to Carol and she stated that she was too busy yesterday. We are working with 3 realtors and 1 assistant at Keller Williams Carol Royse Realty and not one of them could find the time within 24 hours to inform us of an offer to buy our house. The whole purpose of listing a house for sale is to receive offers to buy and after 4 months of having the house on the market this is how things are handled when the goal is in sight.

Keller Williams Carol Royse Realty did not disclose all Seller Closing Costs. While I examined the ‘Seller Closing Costs’ I asked Carol if the listed seller costs included all the closing costs I would be responsible for and she stated “yes”. I asked if the buyer was paying the HOA Transfer fees and she stated that I was to pay them. I told her that those were not listed on the ‘Seller Closing Costs’ to which she stated that there were not enough lines on the form. I was concerned that there may be other seller costs not disclosed and Carol assured me that she was within $500.00 of the actual costs. I would expect an experienced real estate professional to know accurate seller costs or know how to find them. Presenting an offer after it had expired and not including all closing costs is extremely aggravating and unprofessional.

Keller Williams Carol Royse Realty misrepresented Seller Closing Costs. This offer had a 2.25% VA Discount to the buyer. Carol stated that this was required on VA loans because VA Loans were $0.00 down for the buyer. That we could accept or reject the offer, we accepted.  The buyer changed from a VA to an FHA mortgage which made us happy for then I would not be giving the buyer the 2.25% VA Discount. I was informed that how Carol had presented the offer to us was not true, that the 2.25% discount had nothing to do with the VA Loan and that we still had to honor the 2.25% discount. The fact that it was a VA Loan Discount was discussed at length and mentioned in emails to 3 members of the Keller Williams Carol Royse Realty Team. I now believe that we were told it was a VA requirement to get us to sign the offer for what were the chances of the buyer switching to a non-VA loan and our finding out otherwise.

Keller Williams Carol Royse Realty did not return phone calls. 5/17/15  I called our Carol Royse Listing Realtor, left message, no return call. 5/18/15  I was not given copy of the counter offer with buyer signatures. 5/18/15  I called Carol Royse Listing Realtor, left message, no return call. 5/24/15  Our Carol Royse Listing Realtor still has not returned our calls from 5/17 & 5/18. 5/28/15  Our Carol Royse Listing Realtor still has not returned our calls from 5/17 & 5/18.

Keller Williams Carol Royse Realty presented an addendum after it had expired. 5/19/15  Keller Williams Carol Royse Realty presented us an addendum to our counter offer after it had expired. This required that the offer be re-written and all parties to sign again. This could have now been a done deal but because we were not presented the addendum to sign before it expired the buyer now had the ability to alter the offer or to withdraw from purchasing our home if they wished. 5/23/15  We were given no verbal notification of inspections and the email notification of appointment was not accurate and lacked details.

  • When we were contacted by email to advise us of a home inspection on Saturday at 1:00 pm they did not advise us that there would also be a 10:00 am termite inspection or that the buyers and their realtor were going to arrive at 4:30 pm, we were informed of this by the home inspector, not our realtor.
  • The home inspection was scheduled for 2:00 pm not 1:00 pm as we were informed via email by our realtor.

Keller Williams Carol Royse Realty presented an Amendatory Clause after it had expired. 6/2/15  Received ‘Amendatory Clause’ 2 weeks after the buyer signed it. This document was signed by the buyer on 5/19/15 but not presented to the seller until 6/2/15. Keller Williams Carol Royse Realty did not follow through on promises. When we listed with Keller Williams Carol Royse Realty we asked our Carol Royse Realtor if we could have two ‘For Sale’ signs, one in the front of our house and the other in the back of our lake front property, the agent agreed. A week later I asked again and the agent promised to personally put up a sign in our back yard. No sign was ever placed in our back yard. Our agent agreed to send us copies of the listing photos. I asked twice but never received the photos.
